Q&A With Damien Roussin
What has been your biggest career win? What did you learn from it?
In 2012, I was promoted to lead a large team. That taught me the importance of building cohesive groups of specialized talents. It was a challenge to pair what was good on paper with existing traditions and culture.
—
What was a pivotal moment in your career? Why was it important for you?
The Pandemic changed our industry. We changed our documentation and marketing practices while tenants changed how they use space. I’m proud that our team not only adapted but improved during this time. It jump-started innovation for our team.
—
How has the industry changed since you started?
Public access to information and technology. It’s changed tenants’ searches and how quickly a deal can be done. Gone are the days of “let’s circle back next week”.
—
Is there anything you know now that you wish you knew when you started?
Time flies. What seemed too far out to worry about came up fast. I met tenants with leases expiring in 4 years that I didn’t stay in good enough contact with. I met owners whose plans changed several years later or their long-time broker retired. I wish I’d realized how fast time would go by and that “too far out” was “just around the corner”.
—
Are there any tough technological challenges in the industry you are seeing? If so, what are they?
CRE marketing is modernizing quickly. It’s tough to meld that with entrenched practices. On the same note, often one party to a transaction wants to use all the technology possible while the other party does not. Bridging that gap can be messy.
—
What are some tactics you’ve used to establish yourself as a trusted CRE professional?
I think I’ve done a good job of ensuring deals truly make sense for all parties involved. This has meant being thorough, not rushing deals, and guiding everyone through the process professionally. Stuff happens, businesses don’t always work out – but there’s no resentment.

What’s your favourite book (leisure or business)?

What’s your superpower?

What words of wisdom do you live by?

What’s something you wish you had done years earlier?
Gone back to school.
